Default Summary Statistics, the correct use of sumproduct?

Lets use the following scenario

Subdivision Name Price Total Units
Estates 168k 98
Villas not listed 16

Lets say I only wanted to know the sumproduct of those subdivisions with a price range listed.

Would the correct calculation here be

1. (168*98)/98 = 168k

or
2. (168*98)+(0*16)/114
-the 114 denominator here is 98 + 16 total units. In other words INCLUDING a subdivision wit no price
